Forming part of Victoria’s largest municipality in Saanich, Cordova Bay sits along a ridge rising high above the Haro Strait to the East. With breathtaking views of Mt. Baker between the treetops and a mile-long sandy beach at its base, it’s tough to mistake this hillside community.

All this is still just a 15 minute drive from Downtown Victoria. Young families and retirees flock to this more secluded and private community in Victoria for its peace, tranquility, and access to nature.

Location

Nestled in between Elk Lake and the Pacific, Cordova Bay is a fantastic central location. 15 minutes to the airport, 15 minutes to downtown Victoria.

Community

Many of Cordova Bay’s residents have lived and been a part of the community for decades. This stewardship means friendly neighbours and plenty of familiar faces.

The Village

More recent moves toward more density on Cordova Bay road means the start of a ‘village center’. Matticks Farm is also just up the road, creating a sense of community with plenty of local shops and businesses.

RECENT HISTORY

This neighbourhood is not generally as active as others in Victoria’s core. A scarcity of active listings usually creates pressure on demand for homes in the area.
Since new legislation came into effect that was aimed at real estate speculation and foreign buyers, and declining luxury markets in other major Canadian cities, this Saanich neighbourhood’s prices also retracted slightly in 2019. For 2020, the local BC assessments have dropped significantly in many of the Single Family Homes in the area to reflect the shift in 2019. Since pent-up demand flooded back into the market in 2020, Cordova Bay has contributed to the record breaking year of sales above 2M in Victoria and helped to bolster Saanich’s average sale price by more than $150,000 vs. 2019
