What makes Gordon Head special?
Gordon Head is a vibrant, family community with fantastic schools, green spaces, and large properties. Sitting in between Mt Douglas, the Haro Strait, and the University of Victoria, it has always been a fantastic place to enjoy all that Victoria has to offer. RECENT HISTORY
Gordon Head has predominantly been characterized by the construction boom and subdivisions of the 1970’s. Today, similar strides are being taken towards newer construction, custom homes, increased density and subdivision.
Despite dips in many of the core neighbourhoods in Victoria, Gordon Head has maintained strong pricing indicators in both average and median price point. In 2019 the average sale price for a single family home was $1,039,540. In 2015 the average sale price was $726,473. Nevertheless, demand has slipped slightly as average days on market jumped from 19 in 2017, to 39 in 2019. Due to the halt of activity in the early stages of the COVID-19 pandemic, at the end of April, there were only 19 sales in Gordon Head vs. 96 for 2019. Since May 1st, there have been 61 Single Family Home sales in Gordon Head.
