Through the course of the COVID‑19 pandemic, detached home prices in Oak Bay skyrocketed. Benchmark values rose by around 55 % over three years. That trend was echoed across Greater Victoria, including Saanich. Over the past 12 months, however, the Greater Victoria real estate market has shifted into a more balanced phase. Detached home prices in the Victoria Core, including Saanich, have increased by just 2–3 % year‑over‑year, and saw a 2.3 % rise from June 2024 to June 2025. This reflects steady, modest growth, not the earlier intense heat of the pandemic‑driven boom.
